Notes from live mandates.
Every note here came out of a live deal. We publish them because a deal both sides understand is a deal that closes.
Three things decide most AI infrastructure deals, and none of them are the headline rate: who is actually behind the contract, what the term does to the price, and whether power exists on the date you need it.
What follows is written around those, from mandates we have run. No gated PDFs and nothing behind a form.
If you are mid-decision, the faster route is usually a mandate page rather than an article — capacity sourcing, GPU allocation, build-to-suit availability, or capacity commercialization if you are the one with capacity to fill.
